Dog House is a beautifully presented boat that is ready to cruise. She is very well equipped for those looking to live abord or leisure cruise the inland waterways. The Beta Marine 43hp engine is in very good order and has been well maintained. The hull is booked in to be re-blacked in March 2026 along with a hull survey.

Bedroom:
Accessed from the stern, the bedroom offers an efficient layout with good essential storage. The fixed double berth is positioned to port. Originally designed with an extending mattress arrangement, it currently accommodates a 4ft 6in mattress with the pull-out section partially extended, still allowing easy passage forward. Two large drawers provide useful under-bed storage, while a double overhead cupboard and two full height cupboards on the stern bulkhead offer additional shelving and storage space. The Victron inverter is neatly located beneath the access steps.

Bathroom:
Located forward of the bedroom on the port side, the bathroom is a practical and well-arranged space. It features a square shower cubicle tiled on three sides with a bifold glass door. Opposite is the Compoost composting toilet. A built-in vanity unit houses a ceramic basin and provides useful storage below, further storage is provided alongside the shower in the form of two open shelves and a floor level cupboard.

 

Galley:
Moving forward towards the bow, the galley is arranged in a U-shaped configuration, making excellent use of the available space. The worktops are tilled, with a stainless-steel sink positioned beneath the large portside window and a double cupboard below. A 12v under-counter fridge with a small drawer above is located aft, along with a double wall cupboard mounted to the bathroom bulkhead. Forward is the oven with four-burner hob, with an additional wall unit fixed to the portside wall. On the starboard side, a set of tall side doors brings in plenty of natural light and ventilation, with a floor cupboard below providing further storage.

 

Saloon:
At the bow is the bright and welcoming saloon, filled with natural light from two large windows and glazed forward doors. The Morso Squirrel stove with hearth is positioned on the forward bulkhead, creating an attractive focal point. Opposite is a storage cupboard with a TV and shelf above. Seating is provided by a built-in day bed, which easily converts into a comfortable double berth and also benefits from useful storage beneath.

Exterior: 

The exterior paintwork was professionally completed in 2025 and presents in excellent condition. At the same time, new window frames were installed, further enhancing the exterior finish. The long bow area benefits from a steel wrap around structure with canopy sides providing easy access and protection from the elements. Three windows allow plenty of natural light, keeping the space bright and airy.

Two large bow lockers provide essential external storage, and there is an additional locker designed to house a Water Freedom Cube (not included), ideal for those looking to extend off-grid cruising capability. Large live edge plank has been made into a table making this space great for outside dining or the perfect spot for your morning coffee. The stern is a mix between a traditional and semi traditional style as it is covered with a large sliding hatch that reveals another external area with storage lockers and access to the engine bay.

RCD/RCR: In place from original build.

Electrics: 12v power is available throughout the boat, with 240v supplied via shoreline hookup and a 2000w Victron inverter/charger. Three 400w solar panels are mounted on tilting brackets and managed by three Victron 110/30 MPPT controllers. 

Heating: A Morso Squirrel stove provides heat throughout along with the  5kw Webasto diesel heater supplying three radiators.

Water Heating: Hot water is produced via a calorifier heated by the engine, the Webasto diesel heater, or a 240v immersion heater. An 800L stainless steel fresh water tank sits beneath the bow floor, and filtered drinking water is available in the galley through a Water Freedom Pure RO system.

Lining: The upper walls and ceiling are finished with painted ply and hardwood trims, while the lower walls feature vertical timber planking. Spray foam insulation.

Flooring: Hardwood planked tiles are fitted throughout.
