Kathleen Rose is a well presented boat that has clearly been lovingly maintained by her current owners over the past 17 years. Offering a warm and inviting interior throughout, she would make an ideal first boat, whether for leisure cruising or comfortable liveaboard use.

 

Bedroom,
Accessed from the stern, the bedroom is a welcoming and practical space that immediately reflects the level of care the boat has received. To port is a fixed double bed with generous storage beneath, including three drawers and a large access panel to the rear. Overhead are two useful storage cupboards, while at the foot of the bed is a full height wardrobe housing the 12v electrical panel and the Alde gas boiler (currently disconnected). To starboard is a floor cupboard containing the calorifier with a mirror fitted above. Natural light is provided by three portholes, giving the cabin a bright and airy feel.

 

Bathroom,
Located forward of the bedroom on the port side, the bathroom is bright, functional, and well laid out. It features a hip bath with shower mixer, a corner vanity unit with inset hand basin, and a Traveller drop through pump out toilet.

 

Galley,
Positioned centrally within the boat, the well-appointed galley offers excellent worktop and storage space. To port is a stainless steel sink set into a laminate work surface, with a double-doored cupboard below, alongside a 12v fridge and LPG oven & grill and four burner hob. Additional storage is provided by a wall cupboard and open shelving. On the starboard side, double doors allow plenty of natural light and ventilation into the space. Beneath is a further double doored cupboard, along with a practical folding double leaf table.

 

Saloon,
Situated at the bow, the saloon is both comfortable and versatile. To port is an L-shaped seating area that converts into an additional double berth using the newly upholstered cushions as a mattress, with useful storage beneath for bedding and other items. Opposite, on the starboard side, is a wall mounted keyboard storage unit which can also serve as a compact writing desk and can easily be removed if preferred. The solid fuel stove is neatly positioned against the forward bulkhead, complemented by a corner storage unit with shelving above. Large windows allow plenty of natural light to flood the space.

Exterior,
The exterior paintwork is in fair condition and the cabin sides remain free from rust, with all surfaces well protected. The bow benefits from a timber framed enclosure, creating an excellent seating area that can be enjoyed throughout the year. Storage lockers double as seating and are complemented by a folding table. Roof hatches provide convenient access and ventilation. The stern deck is open and features hardwood topped seat rails, along with a useful storage box positioned over the deck boards. The engine bay is clean and tidy.

Electrics: 12v power throughout, 240v power supplied shoreline hook up and 2000w inverter. Single solar panel on rear hatch cover. 

Heating: Heron Villager solid fuel stove. There is an Alde gas heater onboard that is working but has been disconnected from the gas system due to a leak on the isolator valve. The unit was in working order when disconnected. The skirting radiators remain plumbed in and can be used again if the Alde is reconnected or if a diesel heater is installed.

Water Heating: Calorifier heated by the engine and gas heater if reconnected.

Lining: Varnished Parana pine on upper walls, ply covered with carpet on lower walls, ceiling is oak faced ply all with solid wood trims.

Flooring: Carpet in bedroom and saloon, vinyl in galley and cork in the bathroom.
